I have 31 years of experience selling houses in Portland. In 2002 my daughter Robin became a licensed real estate broker and joined me as my associate. Here is a summary of what you can expect when you hire us; two brokers for the price of one and both of us will work extremely hard!

BUYER SERVICES

A no-obligation, an initial session will be scheduled to discuss your goals and to help you decide if you want to include us in your process.

Once hired, we will do a complete search of available homes that might be of interest to you. We have access to a network of thousands of Realtors and therefore houses that never become listed. Additionally, The Hasson Company has a large groupo of some of Portland's very best who provide office exclusives and early leads to each other on properties that are available but not yet listed in the multiple list system.

We check the new homes coming on the market several times a day and continue to network outside of those listed and will notify you as soon as we have homes for you to consider. We work constantly to sort through the good, the bad, and the ugly.

We will preview new listings as they come on the market to determine if they may meet your criteria. You will be shown in a prompt manner every home that you would like to see and we will make sure your time isn't wasted.

We will maintain a thorough and ongoing discussion about the home-buying process to properly prepare you to acquire the best house at the best possible price.

If you are from out of town, you will benefit from our many years in Portland (Robin all of her life) and our energetic involvement in the community. We are here to match your lifestyle with the neighborhood it deserves.

We will advise you in selecting a lender and assist in the pre-approval loan process. We will be here to review and explain loan and lending options. Remember, we have been through countless transactions with countless scenarios and know all the ins and outs. Between the two of us, there isn't a combination we haven't seen before. Once you have identified specific homes of interest, we will show you data to evaluate the list price and help you decide on an offering price. We will also discuss resale issues, remodeling potential, and get answers to any questions that you have about the property. We will be looking at tax records, schools, past and current building permits and/or liens, comparable sales, previous sales of the property, neighborhood price stability and trends, utility costs, etc. We are here to bring the information to you. If you don't know what questions to ask, we do. If you have 100 questions, we have 100 answers.

Also during the purchase offer process, we will provide information on issues such as underground fuel storage tanks, radon, lead-based paint, asbestos, geological issues, etc. We attend seminars regularly to keep abreast of these and other issues and our years of experience will work to benefit you on these sometimes very complex issues. Continuing education is extremely important in our field and we are dedicated to constantly being kept up to date on current market data.

After you have a contract to purchase a particular home, we will advise you on the home inspection process. One of us will attend the inspection to fully understand the findings and to help you negotiate any repairs or issues that arise.

One of us will also make sure that all disclosures, which are part of the Oregon purchase process, are delivered to you in a timely fashion. We will also review them with you and get answers to any questions that you have.

We will advise you on the appropriate amount of your deposit on the property and will assure that your escrow account is set up with a title company with all of the accompanying copies of paperwork sent to them.

The appraisal process associated with a home loan will be fully explained to you and we will follow up to be sure the appraisal is completed and that it does not raise any issues that might delay or interfere with the closing process. If it does, they will assist you with any documents or actions that need to be taken to rectify the situation.

If any disputes arise during or after the home buying process, we will work with you to understand the dispute resolution options and how to prepare for them.

We are experienced professionals who will always guard your best interests and keep any information about you confidential so as to protect your negotiating position.

During the closing process one of us will review papers, advise you of actions you need to take, and coordinate all of the details (inspection of property prior to closing, exchange of keys, appointments for document signings, completion of loan process, arrange for re-inspection of any repairs done as a result of the inspection negotiations, etc.).

After you move in to your new home, we will remain available to help you deal with any issues that arise after closing. A file will be maintained in our office with all of your transaction information. • Thorough research to provide you with the best market listing price to sell your home in the least amount of time for the most amount of money at the best terms. Carolyn has been doing this for 31 years in Portland and the value of experience is huge!!!

• We constantly keep up-to-date on all current listings so that we can compete with price and position your home to be the next one to sell.

• We watch the market constantly to interpret the impact of new listings, homes that have recently gone under contract and homes that have sold.

• We each provide a separate set of eyes with distinct qualities. We research and verify all of your property's information so that your home is presented accurately and completely to other brokers who will show and help to sell your home. This includes such things as tax data, deed information, title information, legal names of owners, address, type of ownership, zoning, legal description, number of rooms and their descriptions, year built, type of construction, style of home, heating type, roof type, schools, previous sale history, homeowners' association information (if applicable), utility costs, etc.

• You will be provided with all of the legal forms necessary for a sale of real estate in the state of Oregon along with a full explanation of these forms. We remain available for questions throughout and after the sale.

• You will be made aware of issues that can arise during the sales process that can delay closing or lead to termination of a sale. Our experience will assist you to develop a strategy on how to deal with these issues. Examples would be an underground oil storage tank, home not connected to sewer but sewer hookup available, known radon in your neighborhood, siding that has had a class action suit filed in the past, a neighbor having a storage shed or retaining wall that is partially on your property, etc. An experienced broker will ask you the right questions up front and can help you to not let these things negatively impact your price or your sale.

• We will identify highlights and features of your property that set it apart and make it special! We develop a marketing plan to make other real estate brokers and prospective buyers aware of these positive features.

• You will be given expert assistance on how to stage your home and prepare it to go on the market. The goal is to present your home at its very best!

• A set of photographs will be taken. Robin has a knack for knowing how to get the best shots and what to photograph. We will keep the photographs current (if flowers bloom after the initial photos are taken, for instance, we will come back to take new shots). • The listing of your home in the RMLS will be thorough, accurate and updated as needed.

• We network continuously to tell other realtors, friends, etc. about your home to see if anyone knows anyone that might be interested in purchasing it.

• We take advantage of all of the marketing opportunities available, for example, realtor open houses, mailings to contact lists, and color flyers. These are things everybody else should be doing but they don’t always do.

• There will be timely follow-ups with other real estate brokers who show the house. We make ourselves readily available to other brokers for any questions they have and to tell them about positive features or facts that they may have overlooked about your home.

• All offers to purchase are handled quickly and professionally utilizing the benefits of Carolyn’s 31 years of experience and Robin's seven years in the Portland real estate market. • Offers are reviewed for strengths and weaknesses. • Once a contract is firm on the property, copies of all paperwork will be sent to appropriate parties: seller, purchaser, listing company, selling company, title company, lender, etc.

• We will monitor the appraisal process to be sure the appraisal gets done and that there are no issues that arise from the appraisal that can delay or cause the sale to fall through. If such issues do arise, we will be there to assist you with the necessary explanations and actions to keep things moving in a positive direction.
